Declaration of Covenants
Adopted by owner consent. The covenants set the terms of membership, dues, and the shared amenities; for homes that have joined, membership runs with the title.
Bylaws
How the association itself operates: meetings, elections, and the duties of the board.
Membership is by recorded owner consent: a home joins the association when its owner signs and records a consent under the covenants. Once a home has joined, membership runs with the title and binds future owners of that home, and dues are mandatory. Georgia law (OCGA 44-5-60) governs how the covenants run with the land.
Meeting minutes
The annual meeting is held each winter at the Lilburn Municipal Courtroom at Police HQ, 4600 Lawrenceville Hwy. Can't attend? The board circulates a proxy form ahead of the meeting: signed proxies count toward quorum, and the board can send yours by DocuSign on request. Minutes are posted here as PDFs.
Gather the minutes from the old site (some are pasted as text on pages, some are PDFs attached to blog posts), convert each to a PDF, and save them in documents/minutes/ using the exact filenames the table below links to.

FAQ
Is HOA membership optional?
It depends on the home. Joining is by owner consent, and most homes in the neighborhood have joined. Once a home has joined, membership stays with the house: it transfers to the new owner when the home sells, and dues are mandatory. A Social membership converts to Full when the home changes hands. There are three member types: Full, Social, and Annual non-resident. See Membership for what each includes.
What's the difference between covenants and bylaws?
The covenants set the terms of membership: how a home joins the association, dues and assessments, and the use of the pool, courts, and other common property. The bylaws govern how the association itself operates: meetings, elections, and the duties of the board.
When is the annual meeting?
Usually late January (weather can push it later: the 2026 meeting moved to February 22 for an ice storm), at the Lilburn Municipal Courtroom at Police HQ, 4600 Lawrenceville Hwy. If you can't attend, sign a proxy so the meeting makes quorum. Watch the calendar on the Community page for the exact date.
Can non-residents use the pool or courts?
Yes, in a few ways: a limited number of Annual non-resident memberships, seasonal tennis fees, and open swim-team registration.
